Tucked away behind Carolina Colours, off of Old Airport Road, lies one of New Bern’s newest large-scale residential developments.
With more than 500 total acres and the potential for 1,000 single-family lots, the Bluewater Rise community features four subdivisions and has plans for another, all conveniently positioned between downtown New Bern and MCAS Cherry Point.
Monitor Cape is set to be the latest neighborhood in the A. Sydes Construction project and will join the existing, coastal-themed sites of Fenwick Isle, South Wind, Bendigo Bay and Hutton Pointe.
“Compared to other neighborhoods in the Bluewater Rise community, Monitor Cape is considered a high density, single-family residential development,” said John Thomas, owner of Thomas Engineering.
Monitor Cape spans a total of 46.01-acres and will harbor 120 lots when development is complete. The targeted lot size is 8,740 square feet, however some are slightly larger, Thomas said.
The first phase of Monitor Cape includes the development of 52 lots on 17.55 acres. Since infrastructure for this phase is already in place, construction of the first houses are expected to start in the next 30 to 60 days.
Phase two of Monitor Cape is expected to begin in fall of 2022.
“There is low inventory in the New Bern area for new housing. As the Bluewater Rise development progresses, it will continue to provide housing options to future home buyers,” Thomas said.
In 2015, A. Sydes Construction purchased the former Weyerhaeuser timber land for $2.1 million. Two years later, the development process began when plans for Bendigo Bay and Hutton Pointe were proposed.
Bendigo Bay is around 61 acres and has 112 lots and Hutton Pointe is 117 acres with 151 lots. Fenwick Isle sits on 31.18 acres and has 40 lots.
The median list price for Bluewater Rise homes is $332,000, however there are offerings in the $200,000s to $400,000s. There are currently nine homes available with an average of 95 days on the market.
A Sydes Construction has been building homes in eastern North Carolina since 2003 and offers potential Bluewater Rise buyers a variety of their signature home plans to choose from.
